Ester is gespecialiseerd in vastgoedtransacties en huurrecht. Zij heeft uitgebreide ervaring met het behandelen van complexe zaken met betrekking tot huurrecht (met name bedrijfsmatig huurrecht) en het begeleiden van vastgoedtransacties en (turn-key) herontwikkelingen. Ester is lid van de Nederlands Juristenvereniging en van de Vereniging van Huurrechtadvocaten en geeft regelmatig cursussen op het gebied van huurrecht. Ook publiceert zij regelmatig op het gebied van huurrecht (met name in het Tijdschrift voor Huurrecht Bedrijfsruimte).

Advised Landal GreenParks Holding B.V. on the acquisition of Vakantiemakelaar B.V., the largest specialist in the brokerage of recreational real estate.

Advised a.s.r. real estate on the acquisition – on behalf of ASR Dutch Prime Retail Fund – of a retail portfolio from Phoenix Joint Venture C.V. with a total value of approximately € 100 million.

Houthoff, advised Nationale Nederlanden/Delta Lloyd on the sale of its residential portfolio with a total value of approx..EUR 1,5 billion to Vesteda. The portfolio comprises 6777 houses, whereof 5983 are existing houses and 794 are pipeline projects.

Advised on the acquisition of the shares in the IEF portfolio by a consortium led by CBRE Global Investors (three institutional investors from the Netherlands, plus CBRE Dutch Retail Fund). IEF is a joint venture formed by Bouwfonds Investment Management and IEF Capital. The portfolio consists of 31 Dutch retail properties (mostly flagship stores), including the well-known Dutch retail chains HEMA and de Bijenkorf.

Houthoff advised G-Star Raw on the sale (by way of a sale-and-leaseback transaction) of its logistics centre, located in the harbour of Amsterdam, to Delin Capital Management. It concerns a large distribution centre of approx. 37.000 square metres.
